What is a home measurement or floorplan service?

A floorplan service is just what it sounds like: Based on what you need, an appraiser will measure the property's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and sometimes necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement service, a certified appraiser measures the home or property with a measuring tool — generally a tape or laser measuring device. As they move around the house, they observe the layout of the rooms and other features, like closets, hallways, and pantries. They might sketch the property. Then, the appraiser writes up a report and a more detailed floorplan showing the total living area and the overall layout of the home. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are measurement services needed?

Challenging real estate taxes

Tax records frequently reflect inaccurate square footage because the values can come from many sources, and occasionally go unproven — meaning you may be paying for more space than you own! Unless an appraiser has performed a recent appraisal or home measurement service on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a home measurement service before contesting your taxes. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Putting your home up for sale

A measuring service can secure fair market value for your home. Area is one of the most important elements potential buyers look for when purchasing a home — but since these values are often estimated rather than properly measured, your home listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price of your home, but possibly even the number of interested buyers. The only dependable method of using a definitive GLA when listing your home is to reference a recent appraisal or home measurement service carried out by an appraiser (after any remodeling that may have affected square footage).

For real estate professionals

To make sure that your client's home closes at a price that accurately reflects market value, we suggest seeking a floorplan service for the property. Clients, and potential buyers, will appreciate your attentiveness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tactic to attract potential buyers since they can see the layout and features of the property before and after touring.
